Job Title: Director of Contract Assignments and Acquisitions - Northeast USA
Territory Includes: Virginia, West Virginia, North Carolina, South Carolina, Georgia, Florida, Delaware, Maryland, Tennessee
About Us: At Pine River Property Solutions we specialize in identifying lucrative property investment opportunities and creating value for our clients through strategic acquisitions and contract assignments. We are seeking seven motivated and experienced Directors of Contract Assignments and Property Acquisitions Managers throughout the United States to join our team remotely.
Management experience is required for this role, but we will train all candidates on the process from start to finish, and you will be required to complete training prior to entering production.
Compensation:
60/40 split of revenue generated on individual contracts initiated and completed by you, and closed by our executive team.
50/50 split of revenue generated on joint venture contracts initiated and completed by you, and closed by our executive team.
10% commission on all revenue generated by the contract assignment and acquisitions managers that are under your charge in your territory regarding deals that are completed without your assistance in the development of the respective investment packages and/or closing the deal.
60/40 split on commissions for transactions where the investment package is developed by your team members, but with the final closing of the deal completed by you.
80/20 split on commissions for transactions where your team members simply send you the qualified lead, and you develop the investment package as well as close the deal for them.
Quarterly bonuses if KPIs and metrics are met or exceeded for the respective quarter, the percentages for which will change each quarter as defined by a sliding scale based upon total revenue.
End of year bonus if KPIs and metrics are met or exceeded for the year, the percentages for which will change each quarter as defined by a sliding scale based upon total revenue.
This is a position within the real estate and property management industry, which means it is a performance based, commission driven, and subject to market conditions. It can also take 30 to 45 days before contracts actually close and commissions are distributed. Outside of that, we deliver all commissions due to contractors within 7 business days of our receipt of funds. This is all defined within the pay structure addendum of our independent contractor agreement.
In an effort to be transparent, commissions can be as low as a few hundred dollars to $1,000, and as high as $50,000 or more. An average deal is generally going to bring in $2,000 to $3,000, of which you would receive 60%. If it is a joint venture deal, then that 60% commission is divided 50/50 between both parties.

Virtually no cold calling.
The hiring, development, training, and management of the 7 person team in your territory.
Searching out properties with investment potential for yourself to wholesale and also feeding warm leads to your team.
Contacting real estate agents and brokers to gather property details and developing a relationship with local professionals within your territory to assist with the facilitation of transactions within your territory.
Reaching out to potential buyers, sellers and investors, and the development of their respective networks within your territory.
Developing comprehensive investment packages for presenting to prospective investors, and assisting your team members with investment packages, contracts and the closing of their deals.
Ensuring the numbers are accurate and that the contracts are completed accurately and signed as necessary.
Posting properties for sale on our various platforms and partner platforms to attract buyers.
Qualifications:
Experience in real estate contract assignment and property acquisitions is a plus, but is not required as we will train you entirely.
Experience working remotely is required.
Experience managing a remote team is required.
A strong network within the real estate industry, including agents, brokers, sellers, and investors is always beneficial, but is not required because we already have an active community of over 11,000 wholesalers, agents, brokers, buyers, and investors to lean on.
Excellent communication and negotiation skills is a requirement.
The best candidates will have the ability to work independently and manage multiple tasks efficiently, without the need for constant supervision.
It is always helpful to have proficiency in developing investment packages and presenting them to investors, however it is not required as we will train you in every way possible to operate as effectively and efficiently operate within our system.
All candidates must be detail-oriented with a focus on accuracy and compliance.
